Candle wax on fireplace: scrape up the big stuff, use a hair dryer or heat gun with something absorbent to wick up the rest, or use a wax dissolver such as mineral spirits.Personally, I wouldn't see any of this as something I would try to collect.

Even the cleanest dogs have oils in their skin and hair, and all carpet will eventually smell of animals in houses that have animals, no matter if they have "accidents" or not.

I didn't rent to people who didn't respect me or value my time.And, I agree with roommates/couples you put them on the lease and then only do month to month agreements, because odds are, they will break up and you'll be dealing with this scenario.The only times I didn't include all adults on a rental agreement, I then gave written permission to the tenant to have a long-term guest, which could be revoked at any time.But, really trust your hinky hairs.
