I think @Dave Foster gave you some great advice in how to treat the rental so you can 1031 exchange down the line. 

@Daniel Foster, That's not a horrible price, quite a bit under what your typical retail client would pay.

For Dave Foster perspective - here is where you need to consult with a 1031 exchange expert and accountant who are the really experts on these stuff: you bought this property with the primary use of owner occupy.
