@David Edelstein loop in an attorney for the entity state selection, but you'll need to establish your entity in any state in which you have a business presence (i.e. flipping).

I live in TX and one of the driving reasons for picking Savannah is my daughter is going to SCAD in the fall so she will be my local presence. 

The presence or absence of quality due diligence will certainly play a role in the ultimate outcome.  

There is a decent financial services presence as well.
