There is a common front door.Instead of putting a keyed lock on this, I'm thinking about putting an electronic touch pad lock.

They can be a goldmine....We looked at several in NY but the killer was property taxesesp when it gets re-evaluated/inflated due to the most recent sale price.The splitting of property taxes (pro rata) between the pads was considered (as was water billing) to be a necessity.Then we had issues with older septic systems if & when they required repairs.

I've been messing with some of the numbers, keeping some with padding or on higher end.Also will be using a loc for some of the repairs, so I've factored in payments with extra principal to see if it still cash flows.Am now playing with 5% interest, no int. only payments to start.

I think that bird dogging will provide some experience, without the risk, and help to pad my pocket a little while I try to get rid of some lingering debts.

I went to a guru seminar 3 years ago, but instead of falling for the scam, filled my legal pad with notes and spent the next two years gaining further knowledge about RE investing and particularly something that was touched on in not much detail... the key to investing with other people's money with little risk--aka wholesaling .

Just make sure you raid enough money for the rehab project. don't under estimate the costs and pad for surprises (trust me there WILL be surprises) You should also budget for the  duration of which it'll take to rehab and rent those units.
