The S Corp allows you to control SE tax, and SE tax isn't due on rental real estate.

I know Kevin Bupp in his podcasts mentions they mail to park owners throughout the SE.

Although we don't say there's an application fee per se, since we do credit/background check we do let them know it's $39.99 payable to the company who does them.

The inspection is not a problem per se, the city inspections are much more strict here - not just safety but general view, too.

It's not a common thing, per se, but it happens. 

There is a lot to learn buy being business minded and having some experience in the trades per se' I think you are in a good position.
