@Bruce WoodruffThank you so much for the feedback and I too am leaning towards removing them and have regular roofing there, I also have one in the kitchen.I was even thinking to replace( or add on top of existing roof )with a solar roof to get extra protection in addition to saving energy bills do you think that would be a good idea?

They were offering to form an entity for me with a c-corp in NY for wholesaling - and once i start purchasing rentals we would add on to what we are creating. it's $2,700 with an additional $35/month.

It will come down to whether the landlord can prove the tenant did it not some bogus add on in the lease.

(Add on a small processing fee to cover the extra paperwork?) 

However, I would like to add one thought.

Electricity is almost always individually metered (unless it's an illegal conversion, or sometimes approved add-on).

That said, if Tenants whish to add-on the television service on top of the Internet, we will add the service under our account.  

Maybe you can add one of those personality tests that they give when you apply for jobs now.
