Theres a large 4plex community west side near garden of the gods, these tend to fetch higher rents than the rest.

When you flip a house, how much do you usually spend on painting cabinets, fixing the kitchen and bathroom, making the garden look better, etc?

I will raise rents to push it over 10% ($54k) in the next 60 days.I self manage, so underwriting has another 10%+ built in for PM and gardening.

For under  $300k for a duplex, you would be looking at more like D areas, neighborhoods like Congress Heights, Naylor Gardens, Hillcrest, Washington Highlands.
