I have found it is helpful to bid demo and new construction separately.

-obviously all the demo involved tearing out old tile, carpet and moving out all the crap in the basement-possibly update hvac (currently has radiators)-Painting and trimwork-Windows are actually ok, don't need new ones-building a fence for privacy in the back yardSorry if this is a lot, but I know some of ya'll would rather have more detail than not enough.

We did the demo and removed the carpet and padding to try and reveal the cement slab floor. 

What area exactly, population demos, job prospects etc.2) What are typical rents like?

It's not just the electrician expense here, were talking plenty of demo, drywall and paint too. $6k or so for siding, there is three layers now and somehow it still leaks.How much we at now?

Bruce is right:  by pick up the job I meant it seemed like things were in the demo/opened up stage and someone could inspect and triage without having to undo too much work.

I did a demo yesterday with Guesty because I’m at the vacation rental management conference and it looks pretty awesome.

I sub'd the demo ($700) and paid $7.5 to pour about 5 cubic yards.Make sure they use gravel base, and concrete mesh where required.  

There is also a way to do background checks, do online payments, and collect applications all online.Maybe they have a demo for you to look at.Please let me know if you have any questions.
