To be honest, I feel with my presence in this particular Market as a Realtor, I foresee finding a buyer prior to ever having to list the property.

I will be "trading up" on my personal residence in roughly 2 or 3 years, and there are numerous office parks being developed near my current residence as well as existing companies expanding their headquarters and presence in the area.

But, from my personal experience, my properties are in cities with a military presence. best of luck. 

Property values are bound to fall in neighborhoods where they have substantive presence.

I recently became a REA and my strategy now is to help my friends and family, build my presence in social media, pay the dues and do the Realtor training and finally learn different scrips depending on who I am working with. 

Memphis is a big place so I'm assuming property management companies and brokers may have a more substantial  presence in certain areas.....? 

A couple of others just didn't sound right or otherwise I didn't like their phone presence or response time and such.

Now I want to put some focus onto Facebook ads and building an online presence.

The area I have the most presence in is where I do the most deals and the most consistent amount of deals. 

I feel that there isn't a strong presence of real estate investors in my area and there is a huge potential for some great deals - with the right people.
