Get some estimates, but it is usually much less expensive to improve on the existing structure unless the improvement has serious structural issues such as foundation, or other issues such as outdated electrical that required the intire house to be rewired to bring it to code, in addition to roof or other major cosmetic expenses involved.

If all the competition is remodeled to a certain standard then you know what you need to do, if not and everything is outdated ask your realtor for advice.Do you have any skill in picking out counter tops, cabinets,tile etc?

Before a tenant moves out, I give the other tenants in the building the new common area keys and a notice that the locks will be changed on the move out date.  

Here's a big issue though which I've spent weeks getting to the bottom of... most list sites have outdated/incorrect information.

All outdated components and finishes have been updated and/or replaced with components that meet current standards.
