If tenant not happy with property they can take a hike with 30 day notice, If I am not happy with tenant then 30 notice to terminate during the month to month period.My screening is usually good enough but I did get one a few years ago that was a identity thief and sailed right through until I requested their thumb prints on the lease (one of my quirks with real estate) and they got too nervous.

There is a read outside chance that your tenant was a victim of identity theft with the criminal filing a tax return showing that phantom income.I sincerely doubt it.But I have to sincerely concur with others here.

That just exposes me to claims for identify theft and the like should that person ever get hit with identity theft.I don't want anyone's social EVER nor should I be required to get it!
