Possible Needy Tenant

The faucet - well, if having a hose helps her feel more efficient in her kitchen, or maybe she wants to wash her hair in the sink after coloring it, I guess that's not horrible either.

HUD Threatens To Sue Landlords Who Screen Tenants For Felonies
13 April 2016 | 18 replies
But if they fail to adequately screen them and rent to one who robs or hurts a neighbor, they could be sued by the victim for negligence. No doubt many will see no option but to raise rents to indirectly exclude criminals from their rentals, which will just end up hurting everybody who rents housing — including innocent, law-abiding tenants.Obama’s new rule makes it easier for HUD to resettle urban minorities into affordable housing in the suburbs, as part of a controversial regulation it finalized last year — Affirmatively Furthering Fair Housing — which threatens to cut off funding to local municipalities that refuse to lift zoning restrictions on low-income housing. The federal mandate — whose goal is racially balancing the nation, ZIP code by ZIP code — also threatens to import violent crime into the suburbs, while lowering property values and negatively impacting local schools. As kitchen table issues go, these are major developments.

Buy locally w. high property taxes vs. long distance investments

It's my opinion, that by the time you pay fees and higher maintenance costs associated with a PMC, you could make a better profit if you buy close to home and manage it yourself. Most property management companies are not going to ask your tenant, by the way, if the reason the breaker keeps tripping is because they have 50 hair dryers plugged in at the same time, and then just tell them not to do that. What they will probably do, is send someone out to the property (and charge you for it) then charge you for a new electrical box that can handle plugging in 50 hair dryers in at the same time (and then charge you for having their guy do it, and a supervision fee, etc.).I don't see how anybody makes much profit if they have to hire a PMC.

All Of My Tenants Have Nicer Cars Than Me

The sterotype for somebody who didn't have a car payment when they came in was someone with gray hair, they would own their car and pay cash and were sensible about the new car, or somebody who was driving a rat car that they owned for 20 years.
