@Dan Heuschele I might have a vacancy coming up here shortly and I'm not looking forward to figuring out how to navigate filling it during this crisis.

As for what to do in an emergency such as auto or house repairs you either save room on the heloc to cover say a 10k cushion or keep a side credit account specifically for that purpose that you can pay with the heloc after the crisis has been taken care of. 

That said,  now that we have been in 'housing crisis' mode for a few more years,  and more construction and architect types are available due to economic slowdown,   it might be worth revisiting.   

It was logical for me seeing as my family moved to the Pacfic Northwest 13 years ago, but as much as I love my home, the numbers and water crisis keep me looking outside of CA.
