I could never make money selling used cars :)...Well, you see....The brakes are flakey, the tires are worn so it is going to need an alignment, I hear a knock in the engine, it uses oil and the transmission doesn't shift right......Who would buy my car at retail?

The city inspector won't fail you for not having the new landscaping in...For flips, I would agree that the exterior should come first, you need that curb appeal ASAP.I like to get a dumpster on-site first thing and get all of the tear-out/demo done immediately, especially the stinky carpet and pad.

If I were looking at this deal, I would buy it with the owner financing just as if I was going at it with the bank. then I would take the year to lower expenses, fill pads and stabilize the rents.

The owners were in the process of updating the building but decided to put it on the market as is, so there are rolls of carpet and padding, some sinks, tile, and countertops in the units ready for installation.
