On the surface it looks like a process-centric company but there will be a LOT of communication, dealing with tough personalities (both employees & homeowners)…I mean, the first time your employee doesn’t show up to clean a house when one of your clients (a homeowner) has a same-day turnover about to check in, you will lose your mind with stress and grief.

I don’t know the cap rate for the area you are looking, but on the surface, the bump in rents does not seem fantastic to me.I would not trust what the seller is telling you.

The main floor (bathroom, kitchen, family/living room and entryway) will have some type of hard surface either vinyl plank or ceramic tile (wood plank look) but the stairs, upstairs hallway and 3 bedrooms will be carpeted as that is expected in this type of property in Minnesota.
