Somewhat of a gamble...2.

It feels a bit unpredictable, a bit like gambling. 

These will all be walking distance from the property.My hope would be that the chance for appreciation would be enough to make the lower numbers make sense, especially seeing how property values have risen in the surrounding neighborhoods where the walking path is already completed.My question is, is it worth the gamble to solely rely on future appreciation to make the deal make sense?

Those mortgages are packaged up and gambled against on Wall Street, where our mutual funds from our retirement accounts are making their money. 

Up and coming can be a gamble and could mean different things.

If people want to gamble that prices will continue going up, why not let them give you money to do it?

Even when young and could not really afford it, I would not hesitate to buy a new car, knowing full well that financially it was a bad deal.Taking a risk on a RE investment was just too much of a gamble - why, because it was different, it was not the norm, that made it scary.Even when I had plenty of capital to back me up, it was still difficult to make the first buy.I still suffer from analysis paralysis when looking at properties - that's probably due to some fear still existing.I'm still a relative newbie in the REI world, but every day it's becoming a little less scary.
