Since the investor will be relying completely on the sponsor's experience and project management skills, it's certainly worth the time and effort to know who you are investing in (in addition to what you're investing in).  

Based on their income and their own words, they could have paid the new rent, but the part that really offended them was the clause stating we would be re-evaluating the rent based on market level each year.
