There is maipulation going on in the background: lawsuits, (can even be unlawful foreclosure), FDIC requirements & investigations, mortgage insurance processing, too many REOs at the bank, bankruptcies, contract requirements, change in department heads, change in policy mid sale and on and on.

You need to understand foreclosure law, arrears, reinstatements, lending law, the SAFE Act, equity skimming, wire fraud, deeds & contracts, bankruptcy, due on sale clause, a little bit about psychology, tenant law if you do lease backs and so on.But, if you know all of those, the opening line is:"Hi, this is Kilisitina Ho Ching, I'm buying properties in the area and I'm calling to see if you would consider an offer on your property?”

I would much rather take a $100-200 cut to increase tenant interest, than lose 45 days, deal with 3 large dogs in the property, with someone who is emerging from bankruptcy
