2) Do I need an architect to draw up the plans for my basement or will drawings I do myself suffice? 

The architect went in to start the planning and found a major masonry problem that impacted the renovation costs (scaffolds and the repair work). 

I just moved to Seattle some couple of months ago and start using BP.I am an Architect with 5 years of experience, I like to do the actual work and not sitting at the desk.

Hello group,I am an Architect-Design-builder.

I underwrite deals (including debt assumptions), help in acquisition/disposition, work closely with our architects/construction workers/property managers/brokers/any other servicer we employ in relation to our deals, work on leasing and asset management, work with our JV investors, etc.  

Obviously these decisions are based on maximizing my ARV, so is it more appropriate to call a designer or an architect?  

I'm about to engage and architect, but, as you can see in this thread, I'm wondering what will happen to my taxes once I refinance after building it.

Which architect are you usingWhich GC are you using Are the soil reports done on the property already or is that another cost and variable you are unfamiliar with What kind of material do you want to use I can go on but I'm sure you get the idea. 

As well as a fellow investor,  I'm also a licensed real estate agent and a registered architect.
