Thanks for sharing your well-written thoughts.I see evidence of the same in the tenants I've had - there's differences in what seems reasonable to them, and I see a correlation based on where they came from (duh).I've literally had tenants hug me when I tell them I accepted their rental application - that sort of demand and tight market impacts how they behave, how they respond when problems happen, and how they react to rent increases.

If he cannot handle the flat then you might best off advertising for new tenants and cutting them both loose once you find some.In the {far} past, the Régis was not bad in making tenants meet their obligations in such situations - provided you made best efforts to find new tenants and relieve them ... not sure how they would react these days.

I'm not sure how tenants would react to having automatic withdrawl from their accounts, but as a long term renter myself, I would love the option to e-pay my landlord - but none of my landlords have every offered this option.
