You are capable of doing much of the insulating work on own for a fraction of what a vendor would cost as can buy closed cell insulating foam kits and self install, and I am betting are going to need a LOT of it so I'd say save $10k and do what can on own there.

Ben, newer houses cost a lot more money and you will have negative cash flow on them to begin.I agree that higher priced rentals attract better tenants but if this happened in a newer house, more expensive stuff will be damaged.We are having extreme weather and that's all.
