For clarity consider a Warranty Deed -- this kind of deed warrants that there is something being transferred, if nothing is transferred with a Warranty Deed then fraud has been committed and is punishable under the law.

The bank the lender went through denied the loan because it was non warrantable with 2 of the 3 units in the building being rented.

Personally, I would probably not want that tenant - unless she's warranted in the walls not being painted and carpet being dirty etc.

That is also an innate characteristic and why they are considered more risky even at origination.There does seem to be a relatively common occurrence of investors buying second liens and not pursuing foreclosure which sometimes is warranted and other times not.  

In any and every business this is unacceptable and warrants finding a new CPA. 

Owner/property manager needs to file the paperwork for a judgment for possession if for non payment of rent or for anything else one needs to file a notice to cease and than a notice to quit and than you may file eviction paperwork.Once you have been awarded  judgment for possession you need to file the certification on same day and than wait 3 business days and file your warrant for removal.

There are also several warehouses down on the South Side of Atlanta (I believe in the McDonough area) that may warrant a look.
