Im still waiting on all the exact numbers from the owner, but as is they are offering it at less then 50% of the average comps.I know that alot is more needed to get the advice that will really steer me in the right direction.I will update as soon as they get back to me.

The market can change a lot (especially now) over a year+ of the building process (material costs, interest rates and etc).You'll need to talk to some local building material companies as well, see what lead times are on windows and other materials.Get bids from a few contractors, if one stands out as being a deal too good to be true, steer clear.

I would recommend really refining your criteria and try to steer away from older properties and properties with a lot of hair on them.

They cost you when they steer you to only deals their friends or they are selling and leave out deals that would be better for you.
