We just went through renovating a cigarette smoker cat spray house (an inherited tenant) and after 3 full scrubbings with TSP, soaking slab and subfloors in vinegar several times over several weeks, then painting subfloors with Kilz, duct cleaning, etc., it finally seems to be resolved.

So, to then soak a landlord again for the right to end the contract, is unreasonable - to put it nicely.Now, if there was no upfront fee to find a tenant, etc., and the PM was relying on the next 12 months percentage of the rent to make their time worthwhile to find the tenant - then a termination fee would be fair.But, in my opinion, a termination fee is double-dipping.

Make them think you're giving them a huge favor, in exchange for a spotless unit, and you'll have far less to do after they move out.No need to soak them.
