You open yourself up to a million arguments and blurred lines, which will get you into trouble because they're all discretionary, and without a brightline rule to follow ("no shirts no shoes no service" applies to everyone equally, for example), your exposure can become great.

When dealing with the foundation companies/contractors, they are likely to tell you what they know best and it might very well work but unless they are having someone stamp it as a PE plus file it and take liability, I wouldn't trust their input.

But I like Breezeway as a complement to my PMS to help increase visibility with our maintenance/ repairs operations: completing checklists of things that need repairs, having a centralized platform where everyone can see a task and provide updates on repairs, being able to upload photos as something is being fixed, having time stamps of everything as its being done, and simply having everything on one platform for record keeping.

You get permission from Denver to build first (bring plans engineer drawings stamps etc) Pay for permit.Then you contact a surveyor to split the lot and create two new legal descriptions.Contact lawyer get party wall agreement.Sell and have title company record new legals and party wall agreement with assessors office.

We are using the BRRRR strategy, so there's lots of liabilities, but as long as you don't show up in your best coast shirt and overpay by 25%, in my opinion OOS can be safer than investing locally when all aspects are considered.

just by the sound of your question I am guessing you havent done anything remotely close to something like this.. so i would network with local experienced and bigger investors that can help you on these kind of deals and maybe even partner with you so you dont lose your shirt.. careful out there
