I passed my CO real estate exam in July 2023 and am in the process of interviewing brokerages.

It's just a little nerve wrecking because I lived through 2008 and I'm somewhat shocked that neither syndication didn't buy extended rate caps.

If we're charged with examining the asset, lining up the contractors, doing the rehab, re-listing the property and selling it, why wouldn't the really good ones do it themselves?

Being a total noob is both exciting and nerve racking.  

Hi @Jacob Brush,I'd recommend using the practice quizzes/exams; they were pretty close to the actual questions on the real exam in my experience.

And i don't know every jurisdiction.. but it seems to all fall down here in Oregon when you actually turn your plans in to a plans examiner.

Like examining trends for the past 5 years on factors like asset class (A-D), unemployment, job growth, economic diversity, income growth, housing prices, vacancy rates, rent to price ratios, etc? 

So I have to assume that if someone is selling an existing franchise it would come with financials that can be examined including bank loand and or private capital it has access to. 

Furthermore, an affidavit cannot be cross examined. 

Whatever strategies put into place whether short or long term, evaluate and examine how to best position your assets and execute upon business/personal goals to meet these new challenges and interesting times to come.
