Thanks JonWhat's really ironic is that if the amount was below $15,000, the county court would actually help me do the paperwork.

Water quality isn't the best up here, very hard and full of iron, so water softener upkeep is a must.

Solid cast iron, would've looked good re-surfaced.

File a L9 on the 2nd to legally protect yourself till this irons out.

Also ironically we eventually sold to our renter "AS IS" for a lower value than we could have received if it had been in the pristine condition of Pre-Rental.

I'll take a look at avail.Zillow's system just annoyed me a bit with the last applicants, though ironically I can't remember why, which means it can't have been that bad. 

Its ironic to me that they will lend freely on one rental where you are solely depending on one rental check but when you diversify and have multiple rentals that could easily carry 2-3 vacancies they no longer want to lend.  

Ironically I have a deal under contract where the seller has requested Best Title.
