The seller had started the eviction process and and we insisted they be out prior to closing.  

We do provide them for some of our charity tenants who insist on appliances. 

My understanding is that Judges can, and do set these aside, and insist on a full foreclosure process.

Otherwise, I would have insisted he was out before closing.

One tip I strongly encourage is to insist tenants learn to pay rent on line.

If your tenant insists on being home, let them know it may cause delays in repair.Finally, my rule of thumb is to consider replacing the appliance if it's around 10 years old or older.

It is called Purchase and Renovate laon.I have used such loan to purchase my house which was a REO and didn't have a certificate of Occupancy so no one could get a mortgage using a standard loan and it sat on the market for a long time.The listing realtor wouldn't believe that you can get a conventional loan like that and insisted that it will be sold for all cash only.
