I am spreading honesty as show cased by Brandon and Scott Trench on BP.  

In this case, not so much trust as in honesty, but as in dependability-place the offer as previously agreed, notify you in time so you can use your full inspection periods, etc.

We have never used any lenders, we've never considered doing a JV project, or being a retail investor (I have to be honest, I don't even know what that means!!)

My interaction with them just left a bad feeling about their honesty and potential disputes by not being forthcoming.

I considered doing a 1031 into an apartment building, but to be honest, I much prefer passive investing, with same tax benefits, average annualized returns of around 20%, monthly distributions which I can then reinvest into something else, zero tenant/management hassles, and diversification across hundreds of units, to further mitigate vacancy risks.

Although I may be brutally honest I could care less if others take my advice, the consequences are on them not me.
