Athough it's really common, your post doesn't sound like your suffering from PBA (I'm trying to sound like a drug commercial), I think you're being smart. 

Similar to plumbing fixtures, since the products are made to a price, the quality significantly suffers. 

Depending on your loan, there may be high transactional costs associated with exiting your current loan earlier and if that is the case you may come out ahead paying a higher interest rate with lower or no pre-payment penalties even if the cash flow may suffer for the next 1 to 2 years.

Only the best will be booked and anything less will suffer.

I know of no specific law that prempts tenant rights they are a tenant in sufferance

I don't ever plan on pursuing a judgement against a tenant; I'm in a quick-evict state so I'm unlikely to suffer large loss of owed rent, and any malicious/negligent damage done beyond the deposit would be into the area covered by my insurance and I would leave it to them to track down and get a judgement against the former tenant.

My last insurance company - Eerie insurance did not pay for one of the 2 homes that suffered pipe bursting during the cold spell some time back.  

Now, today, due to our building being sorely neglected during covid (poor landlord, as crappy as he was, I felt badly knowing a lot of tenants just stopped paying rent at all and he suffered greatly) but our building slowly turned into just a step above .. well .. crusty water, slippery stairs, no maintenance avail, self plumbing fix when issues arose, etc etc. we found mold in a closet so we gave 30 days. 

There was some suffering BUT due to Walmart’s low prices, business for suppliers were incredible.
