Since this was also going to be my primary residence, I searched the MLS for a home I liked, but needed to make sure it had a garden level with a private entrance.

Here in the Great NorthWet we get a lot of moss on our roofs.  

However, this is a bit restrictive for tenants who like to Garden, and it just happens that I have a fantastic tenant who likes to garden.

He has been in this unit for 3 years and his parents are next door (have been there for 7 years)  They have gardens planted out back and they have no desire to move, I would like to keep them but I can't keep paying $169 to fix the sink drains.  

Add a garden bed with mulch and some colored flowers.

Prior to re-launch I would: sod, plant a couple of trees from Home Depot (very much needed to breakup the monotony of the picture), buy some bricks and dirt from home depot and put a little green plant garden in front of the part that juts out on the right side of the picture, get a couple of flower pots from home depot with flowers for both side of the front door to add some color. 

@Brian Maida, selling costs in a garden variety transaction usually run between 6-10%. 

I'm coming up with a monthly gardener expense of $30 and a (TBD) expense for snow removal.
