Keep in mind depending on your location u could be at peak market values, don't over leverage without capital to burn in hard times, also consider starting the conversation w the seller about a deal in the future...u might just see a dip in economy/mkt and reap the rewards of patience a few months down the line but I understand striking while the iron is hot too.

Lightening does strike on occasion, but it's doubtful you could find enough 70% deals to run a successful flipping business in southern California.Paying 75% is challenging, no doubt, but these deals are available in enough quantity to make a go at it.

Yet if a peace is ever settled in the region i would expect prices to go up, but at the same time, i am not exactly up on my UAE politics and i dont have a grasp on the laws of the land.If you have the cash and could strike a deal with a contractor over there you could stand to make some money.

Tell them what you are looking to do as far as buying investment properties, and ask them who in their office would be the best agent for you to use.  2 or 3 will never call you back.  1 or 2 will answer the phone and say they (broker themself) can help you, but hopefully you'll strike gold with a broker that has the perfect person.

Of course it will be an under performing asset, (strike that, I mean liability) since we aren’t going to charge ourselves $6k per month in rent.
