I did not have to front the entire cost of the project with this guy, but at the end of the day he simply didn't finish the project at all (he got close to the deadline I set and he just quit).To top it all off: soon after he "fixed" the pipe I found it broken and the damage was so bad I had to get my insurance involved.

From my vantage point it seems as if you are rushing to close to meet your friend's deadline/expectation.That's good in and of itself.

This past year we've set similar deadlines as you have and have expanded to 3 SFR's with aggressive growth plans.

There're less then 2 months for business returns and 3 months for personal taxes left until the deadlines, and some accountants are no longer taking new clients.Keep in mind: accountants are NOT allowed to contact you as you requested.

He was almost 2 months behind the verbal deadline we agreed to.
