Let me know as I need to get this CO and can deal with making him responsible for his actions after I like your strategy and I'm almost certain that you wont need the architect to obtain a CO.

@Brandon Hamilton it's interesting you require a co-signer for anyone under 21.

I dont mind going for a house that is in good shape but doesn't have a CO but my wife and agent always say its a bad idea.
