But that's a rental and I just felt it was too trendy and in 5 years I'd be the guy trying to rent the outdated gray gloss kitchen.

This thread lets me know there are still good people in the world LOL (for those keep the tenant ppl) ...when I was a tenant increasing the rent $1200/annually made me want to leave especially when my place was outdated and new places were popping up with the same increased rent. 

However, this info may be outdated...I assume you are using an agent to buy the property.

The M.I.L suite was a bit out dated.

I see too much analysis paralysis and relying solely on either outdated or too-narrow rules. 

@Ryan Moyer  that list isn't dated, but it's actually the 2018 list by Vacasa, so the info is outdated. 

Id rather get an outdated one in a good area than turnkey in a bad area. 

However if your competition is a functional, but a little outdated and gets more rent than you it could work in your favor to make it a little nicer.  

I've searched the forums on this topic, but everything I've seen seems to be outdated at this point, so I'll bring up the question again...I am transitioning to self-managing my 8 units.

Look for waste in utility usage or repairs costs due to old/outdated mechanicals.If your using a bank how much do you have to put down ?
