Office always gets hammered except in very rare highly constrained markets with intense demand and limited supply.Even medical office which I like we are focused on very strong operators.

McEvoy, David, but this is the thing I picked up on with your original post: the savage (and I mean that in a good way) intensity it took to go from offer to rehabbed in three months.

This works OK for relatively static and simple investments like a private placement or crowdfund, but can become rather cumbersome and expensive with a more time sensitive and transaction intensive asset such as a rental property.

Time intensive, but well worth it IMO. 

my typical day is 8:30 until 5:30, but the company I am with is email intensive and I typically am answering emails until 10 at night ( I turn off the phone then)  BUT I am doing that from home. 

The reason is that I value my time alot.STR is time intensive.

Let me give you an analogy:I lace up sneakers and buy myself a basketball and the first person I see I ask, "Which way to the NBA?"

That was really labor intensive work that I was able to do myself.

I would imagine that you would bring some mental karate chops that we all need especially with highly intensive deal making, from time to time...haha!
