I'm thinking Vegas over Tampa because I have more friends out west, it's affordable, no state tax (Florida too), and it may seem like somewhat of an oxymoron when choosing Vegas as a city but I'm not all too much into drinking and going out anymore and Vegas provides close access to other types of fun like the Red Rocks, nearby Lake Tahoe, Beaches in Cali less than five hours, Canyons in Utah and Arizona, ect. 

Fridge water filters last from 3 months to a year, if the tenant wants a new one, they can buy one & install it, they aren't necessary & many people drink bottled water (or reverse-osmosis) anyway.

:)I'm sure you'll be very successful either way Raquel :) Just don't drink too much Oakland or West Oakland Koolaid at the wrong price ;) @Arlen Chou has been drinking up, but at a very reasonable $/sqft and on reasonably realizable income (and with much more financial capacity, no offense), so just remember there are economic cycles, plans that don't always come to fruition, and West Oakland is certainly not immune to those dynamics IMHO...
