When you signed the listing agreement, you put the Total Compensation the Seller is paying your Brokerage...then you listed a secondary amount for Cooperating Compensation IF there is a Buyer's Agent(Brokerage) involved.

In fact, at least in my experience here in CA, they are very cooperative in assisting investor agents in doing creative deals so long as you inform them what you are attempting to do and do it in all legal formats.eXp has a rule that we are not allowed (at least in CA) to co-list with another agent from another brokerage.
