Appraisers even said it is not worth investing in homes like these because they will be difficult to resell seeing the comps are old.This tells me you are not looking in conforming areas with valid comps.

Write your lease agreement up and have an a real estate attorney review it for conformance to your local and state owner/tenant rules and laws to be sure.
