What matters is that you are true in providing information to the insurance, for example, if you are renting to students, the insurance will be higher than a family, if your tenants have a dog, the breed is very important, if the house has a fireplace, you want to declare it.

And my pet policy specifically states name, age and breed of the one pet I allow and requires current pet records, insurance liability, etc., and forbids any other pet, including "guest" pets or pet sitting of any kind.

It took us some trial and error to find something that works, but now it is cut and dried where each applicant is rejected, accepted, or put in a holding pattern.That breed is not on my "NO" list, and I feel that big dogs are better to landlords than the little ones that pee all over the carpet.
