I've forwarded them copies of the bill, offered to even change the lease terms and keep it in my name and add on to the rent quarterly and they said no, they plan on staying long term and will happily switch them...yet, I just called the water authority to confirm, and although the bill was paid, it has yet to be switched.

Yes you can evict one roommate if the other is obviously willing to stay, he could get another roommate to add on the lease or more that likely would have parental support to cover the rent.I would send tenant bad boy a text or email that you need to meet with him.At that meeting give him a notice of lease violation regarding drug use, it's confirmed by his roommate.Tell him he has 3 days to vacate or your going to file eviction action on him for cause.You need a crime free / drug free addendum for your property.

I certainly don't want to do a half-way job, and I have more confidence in contractors who consider permits a normal part of doing business...I don't know if the drawings are typically part of getting a contracting job done, but I really would prefer dealing with a company who does everything needed to get the job done right, including drawings, permits, planning, and building... as I commented previously, I want to get an addon which will be as robust as the rest of the house, and will last the rest of our lives!!

A tree near a sewer line will still likely find a way to break into modern plumbing, etc.Again, good to be aware, but when I read things like this, I can't help but see the inverse of "modern homes have no issues", which is not true, either.But to add one: box gutters.

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.
