I don't think its going to change the hearts of artists, visionaries, and entrepreneurs who just can't get off on the unexciting, plain vanilla cone lifestyle that exists in the burbs. 

Yes, there is risk going into real estate and being an entrepreneur and only you know your own risk tolerance. 

Be positive, keep learning, affiliate with like minded entrepreneurs, LEAD WITH REVENUE, and keep at it.
