Previous owner rented the storage units out with a handshake (no lease whatsoever) and I've inherited a renter that's now 6 months behind and another guy that's 2 months behind.  

Perhaps the reason I am leaning towards a more formal education (MBA/MS) is because I've spent the majority of my life in school and the idea of self study/learning leaves me a little apprehensive and unsure if I will truly be able to become successful in management, seeing as how I have no experience whatsoever.

I am not saying that is in fact the case with the OP but there is a lot of value to be had when cutting your teeth on a shoe string budget.

No restrictions on flipping a HUD home whatsoever.  

That said, if you feel you are inexperienced, you may be better suited with OPM (Hard Money) as you cut your teeth.

If they got that far behind, they told you stories, you believed those stories and now they are telling you more stories (that they are going to pay) You need something with a bit more teeth to it than a piece of paper they've signed.
