Legally you can not reject them based on having the service dog but you can reject if you choose someone more qualified.You must insist on the applicant showing proof that it is actually a "service" dog and not a companion dog.

I am sure they are not telling me everything because they insist for me to bring only 12k to the closing table because according to them it will be more cost efficient to me so I wouldn't have to bring the entire balance to the closing table.

This means if your flipping activity was Schedule C two years ago and an S corp the most recent tax year, "underwriter discretion" very well may mean you get ZERO mortgage qualifying income from that source, even though you've been doing it for two years: Your tax returns say that there was a Sole Proprietorship that shut down a year ago (can't be used for income), and a brand new S corp that just opened in the most recent year (can't be used for income), even though you will insist that it's "really" the same business.

You are denying the contract that had her protections in it and insisting she use a lawyer you picked with a contract you approve of.So while I obviously do not believe you are trying to take advantage of her, there are two sides to a transaction and each side has a different view of the situation.
