Is there any advantage (or disadvantage) to addressing that fact in the letter or is it better to send the letter as an anonymous investor who happens to be a neighbor?

In the end, that's exactly what happened...in the big money game there are players with a very low cost of capital and a high level of access to capital that can execute quickly and with much higher valuation than you or I would ever consider--and the banks know that.If you intend to carve this thing up you are at an even greater disadvantage because you could even be the high bidder and lose to one of these big-money groups who is taking the whole tape with a 10 day all-cash close.These deals are so attractive because everyone wants to find that one deal that you can retire off of, but it's a mirage.

In my opinion this is fair and straight forward, I thought it would stop the time wasting and game playing.Well, it seems to be a two edge sword.First, it seems - I am not sure - it puts me at a disadvantage if all they care about is the highest bid when the highest bid may be $5000 higher than my offer but 3 months later, the buyer uses a new inspection report to renegotiate the price down say $7000, they end up getting less.

Making an offer thru the listing agent has a few advantages...1 - they listing agent will push your offer harder because they are making both sides of the commission.2 - the transaction could be smoother (but not necessarily)But there are disadvantages as well...1 - it sounds like the buyers agent has been helpful in the past.

I guess investors should all pay higher rates on less favorable terms and consequently be at a competitive disadvantage for their bid price so that the lender can maintain a call provision and simultaneously expose the borrower to risk to their assets.
