I actually live in the small town of Scottsville, KY which is 60 miles North of Nashville.I have a day job as operations Director for a large Material Handling Co. with my office being in Bowling Green, KY.

Look hard at the non-profit, is it a N/P that is really paying an executive director as I mentioned in the described thread above or are they a civic based organization that provides other services?

The Board of Directors and subgroup moderators are all volunteers and do not receive any compensation. 

Anyways, back on topic - the rest I can detail in another post when I have time to reflect as I owe a lot of what has happened to biggerpockets.So to the reason for this post - the executive director of this facility is nothing short of amazing,  After a rough first 3 days due to the shock of the sale she kicked it into high gear and is really the key to how this place runs and runs well. 

Tried to sell spec plans for playhouses, used my Business period in school to build Adirondack chairs in wood shop (Principal was my first customer!)

Or any suggestions on putting one together my self.I would rather build a house from the ground up or spend a few hrs in a dentist chair than start from scratch on this on.

If it happens to an LLC then  secretary of state would give you more information on the LLC, who the directors are and so forth.

Yeah Id Ask the tenant if they want a lazy boy chair to go with the new tv .
