The attitude of many investors is that the odds of collecting are low so let them go free to take advantage of their next landlord.

 @Kenneth Garrett,When I was looking at units in the Indy area which is sorta kind relevant-ish one of the biggest challenges is the amount of wear on the property if you have 2bd 1ba units then it can potentially make sense for section 8 as the amount of wear on the property can be managed by the fact that there just isn't that much space in the unit.In larger units one can potentially have high wear which can result in cynical attitudes like that of @Gail KaitschuckIn the Indy area property managers, owners and tenants seem to collude together.

The dindu attitude in this day and age is becoming an epidemic.  

I have rejected applicants due to no other reason than their attitude or appearance. 

I introduced myself naturally, and he just kept hammering me with questions alongside a HUGE attitude.

I would say Psychology helped me to have some insight into human behavior which, of course, helps with dealing with tenants and the construction gave me the general theory of building and a "can do" attitude.

Unlike most landlords I do not have a defeatist attitude about collecting. 

My favorite are the deadbeats who are renting with room mates, make 12K a year, and have a 500 credit score then when I decline to show the house the slurs, insults and bad attitude show up.

I have tried to keep my cool with her though as I do believe she's feeling stressed and her emails are reflecting that attitude.
