Dear fellow BPers,I rented out a SFR in Southern California to 4 adults last August, who are all friends.

He's divorced/separated and he will be the only adult on the lease.

Over 92% of adults have phones, and I guarantee most of these people have their phones within a couple of feet of them throughout the day. 

My experience has been that parents of adult children usually reject advisers brought in by their children.

Seller poured a concrete slab and built an adult-sized playhouse complete with kitchen and bathroom.

I will have my adult son work for me, full time for a while, but always part time.

All that being said, I highly recommend that you have an adult involved in any transaction: 1) to protect yourself; 2) others may feel more comfortable dealing with an adult.

It is an organization that I've run with since 2009 pushing kids and adults with special needs marathons.  

My pregnant niece (17 years old) and her boyfriend (18) put down a deposit on an apartment without "adult" input.

I like most of my friends, were stuck in the mindset told by our parents, teachers, adults, government, etc... that you need to study hard in school, get good grads, get a degree, get a safe and secure job, then have a good retirement.
