The renovations will cost between $40-50k and are mostly maintenance/cosmetic (roof, add AC, flooring, counter tops, paint, trim, doors, etc.).

This could include trimming or removing the trees to prevent them from causing damage/injury.

I assume painting would be a waste, besides the white trim on the windows and balconies.

Piece of aluminum trim coil, some construction adhesive, some screws and silicone for the exterior, then replacing the drywall inside.

As for normal wear and tear, usually we touch up the paint when a tenant leaves after a year, but I don't have to paint ceilings,  trim etc. 

If low budget use doily (paper grandma serving protector) tape it on inside, tape off the trim, spray paint the inside of the windows white.

Maybe some fresh mulch and trimming of shrubs.Also there are 2 more bedrooms that would also need paint & flooring.

White baseboards/trim.

(although in your case it may well be the structure and sheetrock IS your responsibility, since the Exterior Maintenance also does state "all exterior surfaces" which would be siding, roofing, exterior window trim etc.)
