@Leah Roberts The two things I notice are 1) typically it's considered a good idea to budget for management expense (usually somewhere between 8-10%) as some day you may need to outsource that rather than self-manage, and 2) you might consider bumping up your vacancy to 8.33% since that would equal one month of rent saved up for every year your tenant is there.

I'm finally now wanting to outsource this responsibility to a proper tax professional (CPA, tax attorney, EA, etc).

Outsourcing?

I would like something that I can rehab and rent out for some passive income flowing in so I can start outsourcing.

I am at a stage where I am considering outsourcing the bookkeeping altogether.

Property management could be outsourced so you can focus on producing income for early financial freedom. 

You can also get a list of your absentee owners ( I ask specifically for out of state owners) from your local tax assessors office.You might consider outsourcing some of the addressing to save time if you are printing your own mail.

I see that you budgeted for property management, smartly so, but are you going to manage yourself or outsource?

I outsource what I do not like or am not good at and focus on utilizing the skills I have developed over the years in multiple businesses and bring them to work for me in REI.  

You can either pick up the trash yourself or outsource the task - just get it done.
